The Courtyards currently sets on the land that was once home to the Reedsburg Drive-in Movie Theatre.  The main house was built above the theatre's projection room and concession areas which has since been converted into a laundramat.  Today, office and utility areas have been added and many changes have taken place.

Originally purchased in 1962, the owners began their endeavor as Highway 33 Mobile Home Park and established Phase 1 of the park.  Phase 1 housed 12 mobile home sites. Since then, Highway 33 Mobile Home Park has had five areas of expansion and changed its name to The Courtyards!  We are excited to say, The Courtyards  is now home to 163 manufactured home sites for both single and doublewide homes!

The Courtyards is a land-lease community. Tenants in the Courtyards own their home and lease their site from The Courtyards.  Our residents love the benefits of owning their own home without the worry of payments or taxes on land!

LEASE INFORMATION

All leases with The Courtyards are for the site only and for a one-year period.

All residents of The Courtyards have been approved.  Applications are taken and credit and background checks are performed on all potential tenants.  It is important to us to make sure our residents live in a safe community!

Lot rents vary depending on the area of the park the site is located.  Lot rent is due on the 1st day of the month and includes garbage pickup.  If lot rent is paid on or before the first of the month, a discount of $30.00 is given  -- that's a savings of $360.00 a year!

Small pets are welcome at The Courtyards for a minimal monthly fee.  Please see Rules and Regulations for any restrictions.

A Security Deposit is due upon signing a lease with The Courtyards.

RULES & REGULATIONS

The Courtyards is known for its neat, clean and attractive residential park. This is not only thanks to The Courtyards management, but also its residents and their pride of ownership!

The Rules and Regulations are set up as a guide for the residents to follow. Following these rules helps us maintain an attractive environment to call home.

Though all common areas are maintained by The Courtyards, all residents are responsible for maintaining their site. Mowing lawn in the summer, raking and bagging leaves in the fall and shoveling the snow in the winter are the residents responsibility. The main roads in The Courtyards are owned by The Courtyards and, therefore, maintained by management during the winter months.
